What is a Gas Safety Certificate?

A Gas Safety Certificate (CP12) is a legal document confirming that all gas appliances, fittings and flues in a rental property have been checked by a Gas Safe registered engineer and found to be safe. Landlords are legally required to have an annual gas safety check carried out on every property they rent out that has gas appliances.

Legal Requirements

Under the Gas Safety (Installation and Use) Regulations 1998, landlords must ensure all gas appliances, fittings and flues are maintained in a safe condition, an annual gas safety check is carried out by a Gas Safe registered engineer, and a record of each safety check is kept for at least 2 years. A copy must be given to existing tenants within 28 days of the check, and to new tenants before they move in.

What Happens During a Gas Safety Check?

A Gas Safe registered engineer will check all gas appliances including boilers, cookers, and gas fires. They test for gas leaks, check ventilation and flue flow, verify the gas pressure and heat input, inspect safety devices, and check all pipework for corrosion or damage. The entire process typically takes 30-60 minutes depending on the number of appliances.

Penalties for Non-Compliance

Failure to comply with gas safety regulations can result in civil penalties of up to £6,000, criminal prosecution with unlimited fines, imprisonment for up to 6 months, and invalidation of your landlord insurance. Under the Renters' Rights Act, gas safety non-compliance also prevents you from serving valid possession notices.
