A Gas Safety Certificate (CP12) is a legal document confirming that all gas appliances, fittings and flues in a rental property have been checked by a Gas Safe registered engineer and found to be safe. Under the Gas Safety (Installation and Use) Regulations 1998, landlords must ensure all gas appliances, fittings and flues are maintained in a safe condition, an annual gas safety check is carried out by a Gas Safe registered engineer, and a record of each safety check is kept for at least 2 years. A copy must be given to existing tenants within 28 days of the check, and to new tenants before they move in.
